Realtor Magazine had a very intersting article in its recent issue. It was all about the different remodeling projects you can perform on your home and how much (on average) you get back. I have decided to list the top ten best remodeling projects for your real estate. Please note these are averages on a national average.
- Best Real Estate Project #1 – Upscale Fiber Cement Siding – 86.7%
- Best Real Estate Project #2 – Midrange Quality Wood Deck – 81.8%
- Best Real Estate Project #3 – Midrange Quality Vinyl Siding – 80.7%
- Best Real Estate Project #4 – Upscale Foam-backed Vinyl – 80.4%
- Best Real Estate Project #5 - Midrange Quality Minor Kitchen Remodel – 79.5%
- Best Real Estate Project #6 – Upscale Vinyl Window Treatment – 79.2%
- Best Real Estate Project #7 – Midrange Wood Window Treatment – 77.7%
- Best Real Estate Project #8 – Midrange Vinyl Window Treatment – 77.2%
- Best Real Estate Project #9 – Upscale Wood Window Treatment – 76.5%
- Best Real Estate Project #10 – Midrange Quality Major Kitchen Remodel – 76.0%
Realtor magazine did note that the highest percentages were for exterior work due to curb appeal. This just shows you for how much people upgrade their interiors, they need to also notice their yards.

Spending money on the exterior and getting the most bang for your buck makes sense. If the buyer doesn’t want to leave the car you can scratch that house from the list.
I tell people all the time… Kitchen and Master bedroom. These are what people are looking for.

then worry about remodeling.
Quite frankly, I’m somewhat surprised at #1. Here in Louisville, the vast majority of the homes are brick (so I guess we must be an anomaly bringing the average down for everyone else). But, anyway – yes I agree with others. In today’s competitive market, there is a LOT of inventory sitting out there. You need every little of advantage you can get to help separate yourselves from the rest of your competition. Sprucing up the outside is a great first step. And kitchens + bathrooms are also big winners for our market.
